Job Description

As a Project Manager, you will report to the Construction Operations Director. You will be responsible for the comprehensive management of the entire project lifecycle.

  • Budget Management: Adherence to construction contracts' revenue and gross profit goals, as set by company leadership.
  • Schedule Management: Manage the project timeline as per the construction contract, encompassing payment timelines, order of construction, resource distribution, procurement, critical decision dates, ongoing progress updates, inspections, and essential meetings.
  • Scope Mangement: Execute scope adjustments and secure unanimous stakeholder approval. Mitigate scope creep through effective Change Order and Request for information processes.
  • Material and Procurement Control: Manage procurement in line with targets specified in the project schedule.
  • Invoice Authorization and Cost Controls: Project financials are the sole responsibility of the project manager and will be managed in accordance with company processes.
  • Resource coordination: Manage in-house labor and subcontractors to meet the schedule, timeline and budget requirements as per project contracts.
  • Estimation Review: Estimates must be approved by appropriate personnel on leadership team prior to client review and final approval.
  • Communicaton Management: Utilize the Customer Relationship Mangers (CRM) system and adhere to document control procedures for effective communication.

You will also manage all change orders and selections, provide excellent customer service with regular updates to the buyer, and manage the 1-year warranty. You will provide additional assistance to the Construction Operations Director, as needed.

Qualifications

  • 3-5 years ground up building experience
  • Bachelor's degree preferred (associate's degree acceptable)
  • Superior communication skills for both clients and subcontractors
  • Proficiency/ Experience with Project Management Software (i.e. BuilderTrend) and Excel
  • Highly organized with outstanding attention to detail and commitment to timely follow-through
  • Solutions based problem solver
  • Experience with custom home building is a plus
